The community of Dresden is getting something it hasn't had in a long time-a new subdivision.
Chatham-Kent council approved a draft plan of subdivision at Monday's planning meeting to build 19 new homes on just over four acres of land at the end of Davies Street.
However, there were some concerns about the project which will back on to Strank Crescent, which is ironically one of the last subdivisions built in Dresden.
Strank Crescent resident John Danluzzi, who was representing a number of his neighbours, told council, "I don't think anyone objects to the subdivision...just to the zoning bylaw to make the lots smaller."
Danluzzi, who bought a double lot 20 years ago, is concerned about having three new lots backing on to his property.
"I don't think we need to have the lots that small," he said.
It was noted the proposed lots which have frontages that range in size from 55-feet to 63-feet are larger than the typical new single-dwelling homes being built today.
David Depencier, of Dresden, who, along with business partner Rob Vanderydt, of Bothwell, plan to develop the property, said the goal is to provide a broad range of options.
"We want to provide housing opportunities for retired couples to new families," he said.
Danluzzi suggested the lots be reconfigured so the larger lots back on to Strank Crescent.
However, this could potentially mean the loss of two lots in the cul-de-sac subdivision.
Depencier said losing two lots would seriously impact the financial feasibility of the project.
"This is the kind of mixed housing we have to do (to attract young people)," said West Kent Counc. Bryon Fluker
Depencier said he and his partner are "Very excited" about moving forward with this project for Dresden.
